What a Residential Home Inspection Covers
Starting at$375
A Residential Home Inspection is a comprehensive evaluation of the home’s major systems, structural components, and visible features. Rather than separate inspections, all elements are reviewed together to provide a complete picture of the property’s condition.
Structure & Exterior
The Structure & Exterior portion of the inspection evaluates the overall integrity, safety, and condition of the home’s structural components and exterior elements. This includes visible foundation areas, roofing materials, siding, drainage systems, chimneys, porches, decks, garages, and other exterior features. In Central Indiana, where seasonal weather can impact materials over time, this helps identify signs of settlement, moisture intrusion, wear, or structural concerns.
Electrical System
The electrical portion of the inspection includes a detailed evaluation of visible wiring, electrical panels, breakers, outlets, grounding, and safety devices. The goal is to confirm the system is functioning properly, meets current safety standards, and does not present fire or shock hazards. Electrical safety is a critical part of understanding the overall condition of the home.
Plumbing System
The plumbing portion of the inspection reviews accessible pipes, fixtures, water heaters, drains, valves, and water supply lines to ensure they are functioning properly, safely, and efficiently. This includes checking for leaks, corrosion, blockages, pressure concerns, and other issues that could lead to water damage or costly repairs.
HVAC (Heating & Cooling)
The HVAC portion of the inspection evaluates the home’s heating and cooling systems to ensure they operate safely, efficiently, and reliably. Given Indiana’s changing seasons, properly functioning HVAC equipment is essential for comfort and energy efficiency. We review system performance, visible components, and overall condition.
Interior & Safety
The Interior & Safety portion of the inspection focuses on the condition and functionality of accessible interior components. This includes walls, ceilings, floors, doors, windows, and other visible structural elements, along with general safety considerations. This helps provide a clear understanding of the home’s overall livability and condition.
Roofing System
The roofing portion of the inspection focuses on the condition of roof coverings, flashing, and drainage components. We assess visible signs of wear, damage, or leaks to help ensure the roof is effectively protecting the home from water intrusion and weather-related issues.
