Phase One: Foundation Inspection
This critical inspection takes place after the concrete for the foundation walls and footers has been poured and the underslab plumbing has been installed.
At this stage, we evaluate the initial structural components of the home, including foundation elements, layout, and visible installation quality. Identifying issues at this phase is essential, as corrections become significantly more difficult once construction progresses.
Phase Two: Pre-Drywall Inspection
The pre-drywall inspection is performed after all trades have completed their rough-in work, including plumbing, electrical, and HVAC systems, but before insulation and drywall are installed.
Once municipal inspectors approve code compliance, the builder proceeds toward insulation. However, code inspections do not evaluate workmanship quality. This is the ideal time for a third-party inspection, as all major systems remain visible and accessible. After insulation is installed, many components become much harder to evaluate.
Phase Three: Final Home Inspection
The final phase inspection is conducted once construction is complete and the home is ready for occupancy.
This inspection is similar to a full residential home inspection and should be scheduled before closing, allowing time for any necessary repairs. We verify that all major systems are installed and operating as intended, ensuring the home is ready for move-in.
Structural & Exterior Components
Throughout the construction process, we assess visible structural and exterior elements, including foundation, framing, roofing, grading, drainage, siding, and exterior finishes. This helps identify installation concerns, material defects, or performance issues that could affect the home long-term.
Mechanical Systems (HVAC, Electrical, Plumbing)
We evaluate the installation and visible condition of major mechanical systems, including heating and cooling equipment, electrical components, and plumbing systems. Proper installation at each phase is critical to long-term safety, efficiency, and performance.
Interior & Final Finishes
During later stages of construction, we review interior components such as walls, ceilings, floors, doors, windows, and built-in elements. This includes identifying incomplete work, installation defects, or quality concerns before closing.
