Residential Home Inspection
Mold and fungi can develop in areas with excess moisture and may go unnoticed behind walls, ceilings, or within HVAC systems. Exposure to elevated levels of mold spores can contribute to respiratory issues, allergic reactions, and other health concerns, especially for individuals with asthma or weakened immune systems.
Our Mold & Fungi Testing services help identify the presence, type, and concentration of mold within the home, providing clear guidance on whether remediation is necessary.

What an Infrared Thermal Imaging Inspection Covers
A Residential Home Inspection is a comprehensive evaluation of the home’s major systems, structural components, and visible features. Rather than separate inspections, all elements are reviewed together to provide a complete picture of the property’s condition.
Visible Mold (Lift Sampling)
If visible fungal growth is identified, we collect a surface sample using professional lift sampling methods. The sample is sent to a certified laboratory for analysis to determine the type and concentration of mold present.
Laboratory Analysis
All samples are delivered to a professional laboratory, where they are analyzed to identify specific mold and fungi types and their concentration levels.
Health Risk Identification
Testing helps determine whether mold levels may pose a potential health concern based on industry standards and exposure guidelines.
Air Quality Testing
Air samples are collected using specialized equipment that captures airborne mold and fungal spores. This helps identify contaminants that may not be visible but are present in the indoor environment.
Results & Reporting
Within approximately 24 hours, you will receive a detailed report outlining the findings, including the types of mold detected and their levels within the home.
Remediation Guidance
Based on the results and guidelines established by the American Academy of Industrial Hygienists, we provide recommendations on whether professional remediation is needed.
Below is a List of Items that Will be Evaluated During Mold & Fungi Testing:
- Presence of visible mold or fungal growth
- Surface samples collected through lift testing
- Airborne mold and fungal spore levels
